It's Not Normal — And It's Costing You Money
If water pools on your commercial parking lot every time it rains, you have a drainage problem — and it's getting worse over time. Standing water damages asphalt, creates slip-and-fall liability, drives away customers, and can result in environmental compliance violations if pollutants are washing off your property into nearby waterways.
At EnviroFlow USA, we diagnose and fix parking lot drainage problems across Northeast Ohio. Here are the six most common causes we see — and the solution for each one.
1. Clogged Catch Basins
The #1 cause of parking lot flooding. Catch basins — the grated drains in your parking lot — collect sediment, leaves, trash, and debris over time. When the sump fills up, water can't enter the basin and pools on the surface instead.
Signs your catch basins are clogged:
- Water rises to the grate level during moderate rain
- Visible debris, sediment, or standing water inside the basin
- Foul odors coming from the drain
- Water pooling directly around the basin — the one place it should be draining fastest
The fix: Professional catch basin cleaning with a vacuum truck. Our crews vacuum all sediment, water, and debris from the sump, then jet the outlet pipe to ensure clear flow. For most commercial properties, this should be done at least twice a year.
2. Collapsed or Blocked Storm Drain Pipes
Even if your catch basins are clean, the underground pipes connecting them can fail. Common pipe problems include:
- Root intrusion — Tree roots crack pipes and create blockages. Very common in older Ohio properties with mature trees
- Pipe collapse — Aging concrete or clay pipe deteriorates and collapses under traffic load
- Sediment accumulation — Sand, gravel, and construction debris settles in pipe low points
- Joint separation — Pipe joints shift over time, creating offsets that catch debris
The fix: CCTV camera inspection to locate the problem, followed by hydro jetting to clear the blockage or pipe repair/lining to fix structural damage.
3. Poor Surface Grading
Your parking lot was designed to slope toward drain points. Over time, asphalt settles, patches create uneven surfaces, and the original grading deteriorates. When water can't flow to the drains, it collects in low spots.
Signs of grading issues:
- Water pools in specific areas that aren't near any drain
- Puddles form in the same spots after every rain
- You can see visible depressions or ruts in the pavement
The fix: This requires asphalt work — milling and resurfacing low areas, or adding new catch basins in problem spots. We can perform a drainage assessment to identify exactly where water is flowing and recommend the most cost-effective solution.
4. Undersized Drainage System
Some properties were built with drainage systems designed for smaller impervious areas. Over the years, building additions, paving expansions, or neighboring development may have increased the volume of stormwater hitting your system beyond its capacity.
This is especially common in Northeast Ohio where municipalities have expanded urbanized areas, increasing runoff to systems designed decades ago.
The fix: A professional stormwater assessment to calculate whether your system can handle current peak flow. Solutions range from adding catch basins and larger pipes to installing underground detention systems.

Catch basin grates take a beating from vehicle traffic, snowplows, and general wear. When grates are:
- Broken or missing bars — Debris washes directly into the basin and downstream pipes
- Sitting below grade — The grate has sunk below the pavement surface, creating a dam that prevents water from entering
- Wrong type — Grates with openings too small for the expected flow rate
The fix: Grate replacement or basin frame adjustment. If the basin frame has sunk, it needs to be raised to grade level — something our crews handle during routine catch basin maintenance.
6. Construction Debris in the System
If your property recently had construction work — a new roof, building addition, or utility work — construction debris may have entered your storm drain system. Concrete washout, soil, gravel, and construction waste are notorious for clogging storm pipes.
This is also a SWPPP compliance issue. Construction sites are required to prevent construction pollutants from entering storm drains, but violations are common.
The fix: Vacuum truck service to extract debris from catch basins and pipes, followed by hydro jetting to clear the downstream system.
The True Cost of Ignoring Parking Lot Flooding
Property managers often delay drainage repairs because they seem like a low priority. Here's what that delay actually costs:
- Pavement destruction — Standing water penetrates asphalt, freezes in winter, and creates potholes. Repaving costs $3-7 per square foot vs. pennies per square foot for routine drain cleaning
- Liability exposure — Slip-and-fall injuries in flooded lots result in insurance claims and lawsuits
- Tenant complaints — Commercial tenants expect functional parking. Chronic flooding drives them to competitors
- Environmental fines — Pollutants washing off your lot into waterways can trigger EPA enforcement
- Foundation damage — Water pooling near buildings seeps into foundations, causing structural problems
What a Professional Drainage Assessment Looks Like
When EnviroFlow USA evaluates your parking lot drainage, here's the process:
- Visual inspection — Walk the entire property during and after rain to document pooling locations
- Catch basin inspection — Open every basin, measure sediment depth, check outlet pipes
- CCTV pipe inspection — Camera the underground pipe system to find blockages, collapses, or root intrusion
- Flow testing — Verify pipes are flowing properly from basin to outfall
- Report and recommendations — Detailed findings with prioritized repair plan and cost estimates
